Over 24 years of enjoying this resort! Always the best experience ever!

I have been an owner for over 10 years, and we still can't wait to get back. We were there in March 2024. The good service has returned and fully recovered from the COVID era. The food choices and quality have improved.

Been coming to the Sands for 20+ years and have never been disappointed. They remember me from year to year and treat me and my family like their family. Perfect escape from the norm!

We have been owners at The Royal Sands for many years. We love everything about the place. The Villas are spacious and well appointed. The staff is superb, everything is spotless. The resort is conveniently located on the beach in the heart of the hotel zone. If you love the local restaurants as we do, you have the option to decline the All Inclusive when you rent from an owner. There is an excellent spa offering massage, gym and wet area. Tennis courts are located on site and there are excellent touring options which can be booked at the Thomas Moore desk. Please note that the All Inclusive is booked directly with the resort. The member price is no longer available to guests that rent from an owner.

Comfort, service, beautiful beaches and friendly guests make the Royal Sands the best spot in Cancun. Besides good food and drink available on site, it's easy to walk or take the bus to so many fine restaurants, shopping, ferries to La Isla and the central city. It's the best.

We are owners, so you can take this with a grain of salt if you like. The minute we walked through the lobby and saw the view across the pool toward the beach, we knew we would find a way to afford a unit. This resort is simply paradise.

One side of the resort is very active, the other a bit more laid back. Depending on our mood, we have the best of both worlds. Don't miss this one!

Impeccable maintenance of beach and common areas, several places to eat. AI is available but also walk to several great local restaurants and Kukulkan mall.

The resort is gorgeous! We have owned for well over a decade, and always look forward to our time spent there during the month of March. You have the option to just relax, or take part in the many activities offered: classes such as yoga, Zumba, pilates, and more! Also, there is a host of classes for children. Because you are renting directly form an owner, you are not required to purchase the all-inclusive feature. We prefer to dine in (just purchasing from the market or room service), or to dine out (many lovely restaurants nearby).
